Capstone Apartments open at Lynn, offering affordable housing for 342 students

Lynn University and Capstone Development Partners together announce the opening of Capstone Apartments, a new $40.5 million residence hall project created through a public-private partnership with Lynn and Capstone Development Partners. The design-build team included Capstone Management Partners, Gerrits Construction, Design Collective, Donahue Architecture and Design and Provident Resources Group. Located on Lynn’s campus in Boca Raton, the apartments offer affordable, convenient housing for 342 upperclassmen and graduate students.

The new residences are a pivotal piece of the university’s Lynn 2025 strategic plan and meets a continued need to provide affordable, on-campus living options for Lynn’s rapidly expanding student population. The university welcomed its largest class yet in August bringing enrollment to approximately 3,500. The 112,369-square-foot building serves to attract upper-level students and keep them engaged in Lynn’s culture and on-campus community.

“Enrollment at Lynn University has steadily increased over the past 10 years,” said Lynn’s Chief Strategy and Technology Office Christian Boniforti. “We are thrilled to expand our on-campus housing to accommodate this remarkable growth and ensure upperclassmen and graduate students have affordable housing opportunities and continue to immerse themselves in the campus lifestyle, which is an essential part of the college experience.”

Intentionally designed to secure U.S. Green Building Council’s LEED Silver certification, Capstone contributes to Lynn’s environmental sustainability goals while providing students with a technologically innovative living space. The building is made of locally sourced materials and includes features such as solar sunshades, low-E glazing, high SRI (socially responsible investment) roof material, low-flow fixtures, a high-efficiency HVAC system and LED lighting. The private interior courtyard incorporates native plants and water-conserving landscaping. Additionally, students use mobile technology for entry access.

“We are delighted to have partnered with Lynn University and Provident Resources Group on this exciting initiative and appreciate the confidence Lynn showed in selecting Capstone as its development and operating partner for its first P3 on-campus housing community,” said Capstone Development Partners’ Chief Development Officer William Davis. “This beautiful facility will positively impact the quality of campus and student life for decades to come.”

Capstone offers furnished studio, two- and four-bedroom apartments with full kitchens and shared amenities, including a community kitchen, entertainment lounge, flexible workspace, multi-purpose room, quiet study lounges and laundry facilities on each floor. Each bedroom provides a full-sized bed, wardrobe, two-drawer chest and chair, while kitchens include a full-size refrigerator, stove, oven and microwave.

Capstone Management Partners manages the facility and assets, while Lynn provides resident life services and support, as well as all IT and campus safety services.

“Capstone is already instilling more school spirit at Lynn. It’s an exciting addition to our already innovative and sustainable infrastructure,” said Lynn student and Capstone Senior Resident Assistant Ashley Inoa, class of 2023. “Living at Capstone not only helps students like me become more independent now, but also prepares us for living independently post-graduation.”

Capstone residents and families can celebrate and mingle at the residence hall grand opening event on Sept. 22.
